Pierpont, Ventura Keys and Ventura North are three very unique Ventura County Beach communities located in the City of Ventura, California.

To visit Pierpont and the Ventura Keys areas, exit Highway 101 at Seaward Avenue, turn towards the ocean and drive to Pierpont Boulevard. Each street off of Pierpont Boulevard (“The Lanes”) leads to the beach and is lined with beach homes and beach cottages.

On-the-sand Pierpont beach homes rarely come to market. When they do, you can expect to see listing prices of $3,000,000 or more.

Pierpont and Ventura Key area townhomes average in price from $350,000 to $600,000.

Directly behind the Pierpont neighborhood are the Ventura Keys where most of the water front homes have their own private boat dock. These homes range in price from $1,200,000 to $4,000,000.

North of Ventura, From Ventura, drive north on Highway 101 towards Santa Barbara and take the beach exit Highway 1 North. Along this scenic access road you will find the exclusive ocean-front beach communities of Solimar Beach, Faria Beach, Sea Cliff, Rincon Beach, Mussel Shoals and Rincon Point. Along with these residential areas are a number of parks and recreational areas. Neatly located between the great adventure cities and destinations of Santa Barbara and Ventura with a midway driving distance of no more than 15 miles to either city this Ventura North area of beach homes has a lot to offer. Most of the beach homes you will find here are on the ocean-front. Some of the communities in these areas are gated and most have private beaches. Home values range from $1,800,000 to $7,000,000 with and average sales price of $2,500,000. There is very little turn over of homes here. Many of the homes have been in families for many years and serve as wonderful retreats. Usually there are not many of these homes available for sale at any given time. These unique Ventura County beach communities are a blue and green paradise with spectacular views of the Channel Islands, the surf and sunsets. If you are looking to purchase an ocean-front home these communities are definitely ones you will want to consider. Solimar is the first beach community that you come to traveling north from Ventura proper. Solimar is a gated community complete with common areas, a tennis court and beautiful sandy beaches. There are about 60 homes in this community 97% of which face directly onto the sand. Faria Beach and Faria Beach Colony: Many of the homes have their main entrance off of Pacific Coast Highway 1. Some of the homes in this community are in a gated section. About 90% of the 120 homes are directly on the sand or water. This section of the Faria Beach community that is gated is complete with common areas and tennis courts. All homes have access to the beach. In the Faria Beach area, low tides can exposes some great sandy beach areas but at high tides some beach areas here are dramatically reduced with the sea water coming up to the sea walls. Average home values for this area range from $1,800,000 to around $4,000,000.

Take a drive down to any of the major Oxnard area beach parks and experience miles and miles of open beaches. It could easily be said that this area of Ventura County has some of the best beaches in all of California. The city of Oxnard is home to over 20 miles of scenic, unspoiled and uncrowded coastline. The beaches in Oxnard are large and the sand is exceptionally soft. There are very few rocks or driftwood piles at most beaches, but Oxnard is known to have dangerous rip-currents at certain beaches. Oxnard is home to world-class surf, although its best surf is inaccessible to the general public because it breaks at the beach inside the Navy base at Point Mugu. Only those with access to the base can surf its fast-moving (and at times up to 15 foot) break. Silver strand has excellent surf. Hollywood Beach supposedly got its name after celebrities like Rudolph Valentino (who filmed a silent movie on the shores) and Clark Gable lived there. The Oxnard coastline originally was home to the Chumash Indians who lived there and often visited nearby offshore islands. In later years, Spaniards hunted teal and mallard in the cattail marshes. In the late 1800s, Thomas Bard built a shipping wharf at neighboring Port Hueneme and the area's housing market began. Hollywood Beach was one of three subdivisions and by 1927, more than 100 beach cottages were built. When filmmakers returned to Hollywood soundstages, the area's focus returned to recreation including hunting and boating. This activity stimulated interest in Oxnard's beaches once again; real estate developers launched an aggressive marketing campaign focusing on the area's investment values and rich recreational opportunities. In 1956 the Bards donated 112 acres of prime coastal land for such use. In 1960 the Army Corp. of engineers began construction of the Channel Islands Harbor. Several streets were lost to make way for the new harbor. Today, Hollywood Beach lies on the west side of the harbor and Hollywood by the Sea and Silver strand Beach flank the east. Redevelopment is constant on this rare coastal land. For a taste of nostalgia, look for "Casa Valentino" or "grandma's cabins" on Ocean Boulevard.
